CASE 002

Etobicoke Parking Garage — Salt Stain Remediation

1200 The Queensway, Etobicoke ON M8Z 1R9

Tenant Relations — Condo Corporation

Situation

Property manager at a 240-unit condo complex had fielded 14 formal tenant complaints over two winters about white salt efflorescence and black ice melt staining covering Level P1 and P2 of the underground garage. The staining had migrated into elevator lobbies. Three tenants had referenced it in lease renewal negotiations. Blast deployed a two-crew operation across a single weekend.

Method Deployed

Cold-water rotary surface cleaning at 4,000 PSI for concrete deck. Efflorescence neutralizer applied pre-wash. Drain screens installed to capture particulate per TRCA guidelines.

CASE 003

Junction Triangle Brick Facade — Pre-Listing Restoration

1847 Dundas St W, Toronto ON M6R 1W8

Real Estate — Pre-Listing Exterior

Situation

A realtor listing a three-storey mixed-use commercial building needed the full south-facing brick facade photographed by Thursday for MLS submission. Decades of exhaust carbon, biological growth (green algae along the mortar lines), and two winters of calcium chloride splashback had turned the original red brick a uniform charcoal gray. The listing price was $2.4M. The facade needed to look like the asset it was.

Method Deployed

Soft-wash brick treatment at 800–1,200 PSI with sodium hypochlorite algae treatment and pH-neutralized rinse. Zero mortar erosion protocol — pressure calibrated per brick age (est. 1962 construction).

We'd had three contractors look at the pollen and algae on our brick. Two said it couldn't be fully removed. Blast removed all of it.
